Project Summaries 

Synopsis:
Hall-Irwin brought the administrative team together with the land owner to provide a significant value on the land for the project.  We had all the tools that the school district needed to  complete the job, on time and within budget. We worked with them during the design phase to maximize their budget and increase the possibilities of their ambitious project. We listened to their goals, and made sure to incorporate as many as the budget allowed. Through our regular meetings with the school district, we kept them up to date about the status of the project, and averted problems that may have delayed construction. In the end, Hall-Irwin:

• Completed on budget at $2.2 million
• Built to highest quality, exceeding industry standards and client expectations

Synopsis:
Construction Management & General Contractor for 160 acre, 300 lot single-family development.  Hall-Irwin constructed sanitary sewer, potable water system, and storm drainage system with own forces.  Hall-Irwin provided construction management for survey & staking, material testing, over lot grading, curb, gutter, sidewalk & trail construction, asphalt paving, off-site road improvements, sleeving, and dry utility coordination.  Hall-Irwin has a close relationship with this “out-of-state” client and provided all the management required, minimizing the client’s time spent on the project.

Synopsis:           
This project consisted of 115 high end residential home sites with a extremely difficult terrain.  Earthwork had 30’ and 30’ fills in an environmentally sensitive area.  The project today has become Larimer County’s most successful high end residential subdivision.

Synopsis:           
Turn key construction for 139 lot residential development.  Included site grading, off-site utilities, site concrete, roads, storm facilities and dry utilities.

Synopsis:           
Construction Management & General Contractor for 80 acre, 260 lot single-family development.  Hall-Irwin constructed sanitary sewer, potable water system and storm drainage system with own forces.  Hall-Irwin provided construction management for survey & staking, material testing, over lot grading, curb, gutter, sidewalks, asphalt paving, miles of off-site road improvements and dry utility coordination.

Synopsis:           
Construction Management & General Contractor for 580 lots Centennial Crossing infrastructure for sanitary sewer, potable water mains, storm drainage system, curb, gutter & sidewalks, roadways and irrigation and landscaping.  The 2.5 miles of roadway improvements include Highway 60 between WCR 23 and WCR 24, WCR 23 between Highway 60 and WCR 46 and WCR 46 between Marjorie Avenue and WCR 23.  Hall-Irwin constructed sanitary sewer, potable water mains, storm drainage, irrigation and landscaping with own forces.  Hall-Irwin provided construction management services for design, engineering, survey and staking, material testing, grading, curb, gutter, sidewalks, paving and striping.

This work is a part of the 2,200 acre Centennial Mater Plan.  Hall-Irwin is participating as Developer, General Contractor and Construction Manager for this project.

This project is relevant to the Section 30 Park and Ball field project in that Hall-Irwin worked hand in hand with the Town of Milliken in the creation and design of the master plan and assisted the Town in the acquisition of additional water, acquiring state grants for park and recreational improvements, and assisted with other community improvements such as a new school administrative building, future local swimming pool and future new town hall.  The irrigation and landscaping includes over 15 miles of irrigation mainline and laterals, 2 Division of Wildlife Fishing Is Fun Ponds, 30+ acres of open space (including sod and seed) and 3 playground areas.  The significant off-site infrastructure improvements for the entire 2,500 lot development entailed miles of large water main, deep wet 30’ sewer main, and significant highway road improvements.  Hall-Irwin cut owner expenses by constructing an onsite mining operation for use of all bedding and road base throughout the project.  The project continues to be a unique and successful project for the Town of Milliken.
